Eduardo Sanchez, RA has been with us since 2016. Graduate from University of Wisconsin-Milwaukee, he works full time for a large construction firm in Wisconsin and has also been an integral part of our team for many years. Eduardo brings extensive professional experience to our practice, is fluent in Spanish, and we are very happy to have him with us.

What might seem unique about us

Our approach does not prioritize new construction. We recommend building only when there is a clear necessity and a well-justified reason to do so. Thoughtful restraint, in our view, is just as important as design ambition.

All members of our firm maintain full-time professional roles outside of, or related to, this practice. For that reason, our work here is intentionally mission-driven rather than profit-driven. This structure allows us to keep our fees modest and, whenever possible, to provide services on a pro bono basis.

We have long believed that profit should never be the primary motivation of an architectural practice. I was reminded of this belief on my very first day of architecture school, when a professor said:

“If you think it will be easy to make a living in this profession, I strongly recommend leaving this department. But if you want to do something meaningful, help improve the world, and be happy with what you do, then stay—this profession is right for you, and it will take care of you in its own way.”

That message has guided my work—and our work—ever since.

At EOABS, we provide what we call “Basic Architectural Services.” We see ourselves much like a primary care physician: addressing each client individually and uniquely. We help you make the best decisions for your specific needs, assembling the right professionals with the appropriate background and experience to resolve your challenges effectively.

We are a small firm, but a large bridge to valuable information. We believe in research and development, knowledge, transparency, and cooperation. We utilize the most current contractual agreements from the American Institute of Architects to ensure clear, cooperative, transparent, and fair communication among all parties. We also believe that our stewardship—as architects, contractors, and consultants—is complete only when we protect the environment while striving for beauty.

Our Typical Engagement Process

When you contact us, we will schedule an initial meeting at a location of your choice within a 30–45 minute driving distance. Please expect a consultation fee of $70 for this meeting.

Following our discussion, you will receive an engagement letter outlining our professional services and preliminary terms and conditions. This agreement must be signed in order for us to proceed. The letter will also explain the process in greater detail and clarify next steps.

Mission

We are committed in RAISING PUBLIC CONSCIOUSNESS to protect our Mother Nature. So we partner with our clients, and the people that we work. We hope our projects are proof of that commitment. Our mission is to make our today’s environmental issues to be the most important priory for Project Owners while establishing sensible design solutions for their own projects.

We take each project as another opportunity to demonstrate our commitment in dealing with our planet’s growing environmental problems. We care deeply about our projects and prioritize the emergencies of our ecosystem. We hope to inspire our clients and others to join a global effort in finding comprehensive solutions to our problems.

We think the way to solve climate related problems is “raising our consciousness” with education. We believe projects that our clients bring to us are great vehicles to do just that. Furthermore, we do not see environmental issues isolated from today’s societal problems. The “Wealth Gap” and “Income Gap” are the root cause of many problems included but not limited to incarceration, education, health care, sustainability, energy, and food security. Searching for solutions, we must be both united as "the citizens of this planet and neighbors on our block". We are out of time! We believe technology can mobilize us in making the right steps forward, fast and furiously. We must promote simple life styles, search for new definitions for what “freedom” is all about, especially under the pressure of world’s growing population.

  • Purpose: Architecture is a balancing act through Cooperation, Research, and Optimization to create better environments that are sustainable. We think that “low embodied energy solutions” can make a big difference and it would help us to find solutions that are practical, effectively lowering our CO2 levels. We focus our attention on creating “on the spot design remedies” to adapt, evolve and reshape our environments.

  • Clear Programs & Well-fare of public: It is essential that there are well developed programs addressing specific problems before we launch a project. We believe that projects that are built without designs that do not clearly identify and address specific problems, end up creating waste, pollution, and become costly for both public and Project Owner. That is the reason that many times a feasibility study or a preliminary review often obligate us to recommend the cancelation of certain projects. No design can compete to be worthy with what our Mother Nature built for us after millions of years of “hard work.” So we are determined to protect our environment wherever we can.  We are sure as long as we do a good job in explaining to people what is at stake, we have absolute confidence that people would join us in our mission, either as client, contractor, consultant, volunteer, neighbor, friends or relatives, and helping “spreading the word.” Therefore we remain committed to protecting and improving the welfare of the public for each project as our primary responsibility.

  • Boundaries: We examine three critical factors to ensure a successful project: quality, cost, and time. Establishing clear benchmarks for each is essential so their influences remain balanced and in harmony. These three factors are inherently interconnected; changes to one inevitably affect the others and can push or pull a project in different directions throughout the recognized industry phases: Preliminary Design, Design Development, Construction Documents, and Post-Construction.

  • Merit-based selections: We are constantly searching for the best and the brightest for each project. Think of us as a primary care physician—coordinating care and directing our clients to the most qualified specialists available—so that together we can create thoughtful, durable, and long-lasting solutions.

  • Protocols & Agreements: We believe in thorough documentation as the foundation of clarity, accuracy, and fairness—particularly in agreements, copyrights, and professional protocols. We continuously review, archive, organize, and refine our work so we can serve our clients better and more responsibly. Our practice relies on written agreements and the American Institute of Architects’ (AIA) flagship contract documents, which have been reviewed, tested, and updated for over 130 years. While AIA’s standard (“boilerplate”) documents are available to read and study at no cost, printing, editing, and distributing them requires a modest fee. These documents are developed to assist architects and allied professionals in creating comprehensive, project-specific agreements. Prepared by industry experts, AIA documents address the most appropriate information based on the selected project delivery method. They clearly outline responsibilities, risks, and expectations in relation to available resources such as budget, time, and labor. Because construction is inherently risky, these agreements also serve as critical tools for navigating unforeseen conditions and disputes. They function as checklists, reminders, and decision-making frameworks during all phases of a project. Equally important, these documents represent historically proven, “tried-and-tested” methodologies. Considering the value of the information they provide, they are remarkably inexpensive tools for architects, builders, and consultants. Without clear contractual frameworks, producing quality work can become inefficient—or even impossible. Agreements are not merely legal instruments to protect rights; they establish the groundwork for cooperation and trust, enabling durable professional relationships. Without them, an architect is like a pilot attempting a long flight through hostile airspace without a preflight checklist.

  • Profit vs Public Service: While profit may appear to be the primary motivation for clients and builders, it is not our driving force. This is why—despite respecting their work—we are often reluctant to collaborate with flippers, realtors, or design-build firms whose sole focus is profitability. We choose instead to put people first. We are open to and supportive of projects that rely on simple, effective solutions—especially those that address basic human needs. Serving the poor and the needy is an integral part of our mission, and we believe architecture carries a responsibility beyond financial return.

  • Respect with Integrity: We strive to be transparent while respecting other professionals in terms of their privacy, and expertise. We work with team members and partners including code officials with integrity, and work to create good and long-lasting relationships.

  • Layered doesn’t mean Complicated: Building techniques are widely repeated disciplines in architectural work and naturally come with many layers. We believe that this “layered work” should not be perceived as “complicated” by our clients or project partners. Our responsibility is to understand, coordinate, and resolve these layers so the process remains clear, logical, and accessible to everyone involved.

  • Time Pressure: We avoid the “possible time pressure” generated by our prospective clients, with our commitment to do the “right thing” for the project with our “first thing first” attitude.

  • Right Costly, Wrong Deadly: We believe that the cost of quality professional services can vary widely. However, it is important to recognize that mistakes, shortcuts, or compromises often prove far more expensive than the professional fees initially saved. In addition, the growing urgency of climate-related challenges obligates all of us to act with greater care, responsibility, and accountability than ever before.

  • Our stewardship: We follow current “Codes and Regulations.” These are not perfect and could be difficult to apply. However, their intentions are quite clear, and they are important for all of us. There are times code officials’ leniency becomes a “safe harbor” for opportunistic clients and contractors during permit applications. We will not let Client, or any other party assume that a Code Official is above the “Architect-Of-Record.” So, project applications that are approved by code officials or government entities must also be “approved” by our firm.

  • Cost and budgeting for client, and the rest of us: We analyze each project’s budget with both short- and long-term implications in mind, considering first cost, maintenance, routine expenses, and contingencies as a unified whole. We carefully evaluate and select the appropriate materials and methods for every project. Environmental responsibility is not treated as an afterthought but as a shared obligation that informs our budgeting and design decisions from the outset.

  • New Polarizations and Politics: We find the public increasingly polarized today—to such a degree that even simple dialogue has become difficult to initiate and sustain in any meaningful way. Yet many of our problems could be addressed through common sense and honest conversation. This growing attitude undermines cooperation, which is the fundamental mechanism of our social structure. Even the most radical views deserve to be heard, because they almost always contain some element of merit. As a society, we are forgetting how to reflect—both on our own positions and on the fact that each of us is shaped differently by the circumstances into which we are born and the lives we lead.

Inquiry with instruction for our potential clients
Answering the following questions would be helpful to serve you better.

1. What best describes your role in this project? (Please indicate below if you hold more than one role in the project)

a) Owner(s)

b) Contractor

c) Investor(s)

d) Other (please explain)

2. (Y/N) Are you the sole owner of this property?

Please know Wisconsin is a community property state, which means that Wisconsin courts divide marital property equally between divorcing spouses. We advise you to indicate if you officially or unofficially represent an entity for this project. It is also important to remember heirs are usually the future owners of a property.

3. (Y/N) Have you used an Architect for this or another project? (Please explain with a few sentences) Please know that sharing some intellectual properties, architectural drawings, contracts, photos, or pictures without consent is against to law.

4. (Y/N) Do you have credentials to prove that you are financially capable of undertaking the cost of this project? Please know the design fees are a fraction of the total project cost, but they may save you time and money in the long run. Initiating the design phase of a project may be important in generating a realistic project budget.

5. (Y/N) Do you have an Architectural Program?

An Architectural Program, in simple terms, is an itemized description of the expectations and requirements for a project’s design. It is often prepared by the client and submitted to the architect, although clients may also request that the architect develop the program on their behalf.

The true quality of an Architectural Program, however, depends on how clearly it defines the purpose of the project—why it is being undertaken in the first place. In other words, a strong program does not merely list spaces and square footage; it clearly identifies the underlying problem to be solved and the goals the project is meant to achieve.

About Our Pre-Architectural Service:

What we offer is a Pre-Architectural Service a term we’ve coined to describe a unique and valuable step before formal architectural work begins. This service is designed to help you become an informed and effective client by understanding:

  • How the architectural process works

  • How to ask the right questions of your architect and other consultants

  • How to align your project goals with professional best practices

While we do not take responsibility for the outcome of our advice, we believe the modest fee we charge provides significant value. Our role is simply to offer our professional perspective, enough to help you move forward confidently — ideally by engaging a qualified design firm and being willing to invest in professional expertise. No matter how costly skilled services may seem, the value received from a capable architect is always equal to, and often greater than, the price paid.

We are also strong advocates of sustainable design and encourage its integration at every stage of your project.

Use of AIA Contract Documents

For all of our work, we exclusively promote the use of AIA Contract Documents and conduct our interactions as if we were your architect, within this framework. We are unable to collaborate with clients who are unwilling to adopt them.

Using AIA documents is a smart and proven approach because they:

  • Promote clarity, consistency, and fairness among all parties

  • Clearly define roles and responsibilities

  • Reduce misunderstandings and disputes

  • Support smoother project execution and stronger alignment of expectations

Developed and refined by the American Institute of Architects for over a century, these standardized agreements form a reliable foundation for successful project delivery.

A significant part of our service is helping you lay that foundation — ensuring that your project begins on solid ground.

If you’d like to learn more about the benefits of AIA documents, please see the information provided below.
